Mumbai News: BMC Issues 21-Day Notice To Recover ₹27 Crore Property Tax Dues, Warns Owners Of Auction ..

In a decisive move to recover long-pending property tax arrears, the Brihanmumbai Municipal Corporation (BMC) has issued a 21-day notice to five property owners, demanding payment of outstanding dues totaling approximately ₹27 crore. Failure to comply will lead to the auction of the properties, marking a renewed crackdown on tax defaulters in the city.
The targeted assets include a prominent hotel property in Parel valued under the Executive Engineer of the Government Housing Board, a plot of land in Chunabhatti owned by the Housing Commissioner of Mumbai, and three other parcels: Shanti Sadan, a house with shops belonging to Minochar Manekshaw Gandhi on Abdul Rahman Road, and Rajni House in Borivali and Chembur areas. This initiative underscores the BMC’s efforts to address decades-old unpaid taxes that have strained the civic body’s finances.
Outstanding Property Tax Dues Balloon to ₹22,000 Crore
The BMC’s Assessment and Collection (A&C) Department has pinpointed major defaulters among real estate developers, government corporations, and even some civic offices. Since 2010, the cumulative outstanding dues, including penalties over the last 15 years, have escalated to a staggering ₹22,000 crore. As part of an intensified recovery drive, the department is prioritizing high-value defaulters.
“After verifying documents, property cards, and checking for any pending litigations, we have so far prepared a list of 18 properties,” a senior civic official revealed. “Of these, notices have already been issued to the first five, and the auction process has been initiated in case the dues are not cleared within 21 days. The remaining 13 properties are currently in the pipeline for auction, pending final clearance from the legal department.”
Ongoing Recovery Drive Targets Persistent Defaulters
The defaulter list is updated bi-monthly, with the total arrears continuing to grow due to legal delays from some major players who challenge notices in court. While certain entities settle upon receiving attachment warnings, non-compliant ones face escalated measures.
“If the dues remain unpaid, the BMC can proceed with measures such as seizure and auction,” the official added. “The auctions will specifically target profitable, immovable assets of defaulters that are free of any legal disputes.” It’s worth noting that the last such auction by the BMC occurred in 2012, highlighting the rarity and significance of this renewed push.

Executive Engineer, Government Housing Board (Hotel in Parel): ₹19.36 crore
Shanti Sadan: ₹3.28 crore
Housing Commissioner, Mumbai (Land in Chunabhatti): ₹2.70 crore
Minochar Manekshaw Gandhi (House with Shops on Abdul Rahman Road): ₹2.24 crore
Rajni House (Borivali/Chembur): ₹0.31 crore
Total Outstanding Amount: ₹27.91 crore
This recovery effort is expected to set a precedent, potentially unlocking vital funds for Mumbai’s infrastructure and public services. Property owners and stakeholders are urged to review their tax status promptly to avoid further action.
